Sellers:   If you are a selling moving out of your home, you may or may not choose to hire professional movers.  Should a buyer and seller agree on the purchase of furniture or personal items,  it is important to prepare an inventory list, at the time of contract, of items you are selling to avoid any confusion at walk through or closing. 

For any items that you do not want.  I encourage you to call a local charity.  There are many South Florida residents in need of our discards and most of these charities will retrieve the items from your home. 

A few charities you may want to contact for your discards are:

  • St. Vincent DePaul        
  • Broward Outreach Center
  • Salvation Army
  • Jewish Community Centers
  • Disabled Veterans    

On the day of closing, contractually you should be required to leave the home in "broom swept" condition.  All trash and unwanted items should be removed from the home.  All fixtures must stay in place unless indicated otherwise on the contract. All food should be removed from the refrigerator and cupboards. Make sure to contact FPL to turn off the electric. Make sure to visit your city utilities department to pay the final water bill.  If you do not have a letter of satisfaction from your utilities department, the title company will most likely charge you a fee to be held in escrow for the final bill. Make sure to stop or transfer your home telephone service, as well as your cable provider and newspaper delivery.
